SBBS Software & Consulting, Inc. is a real estate owner and operator managing student housing properties in Tucson, Arizona. The company also operates IT and administrative services businesses, giving it a strong understanding of both property operations and technology-driven service delivery.
For student housing, reliable access is critical. Tenants need to get into their apartments at any time of day or night, while property teams need a secure and flexible way to manage access for staff, shared spaces and common areas.
About the project
SBBS implemented iLOQ digital access across two student housing properties in Tucson. The deployment includes approximately 60 tenant locks, 5 to 6 storeroom lever locks, one keypad reader at the main gate and multiple retrofit iLOQ antenna modules installed in Schlage locks.
The aim was to replace unreliable battery-powered keypad locks with a more dependable access solution. Previous locks required frequent maintenance, could fail unexpectedly and relied on shared PIN codes that created security and privacy concerns.
With iLOQ, SBBS can manage mobile credentials and access rights centrally, giving tenants, staff and authorized users reliable access without batteries, while improving operational control across the properties.

In student housing, access problems can quickly become tenant satisfaction problems. A failed lock late at night can leave a student unable to enter their apartment and create an urgent issue for property managers.

Easier access management
With iLOQ’s centralized software, SBBS can manage access rights remotely and make changes quickly when tenants, staff or service providers need access.
Permissions can be granted, updated or removed without physical key handovers, helping the team save time and reduce the everyday administration linked to traditional access management.
Improved security and privacy
The previous system used shared PIN codes, which created security concerns and made it harder to control who had access to the properties.
iLOQ gives SBBS a more secure way to manage access. Staff no longer need to carry master keys, and access can be given only when it is needed, then removed just as easily.
A future-ready access solution
Scott Gordon discovered iLOQ at ISC West while looking for a battery-free access solution. The combination of mobile access, centralized management and future API integration potential made iLOQ a strong fit for the business.
As both an end user and partner, Scott is also piloting iLOQ 5 Series+ in student housing and providing feedback to iLOQ teams on product development and UI improvements.
